  • It covers residential, non-residential and mixed-use purchases in England and Northern Ireland.
  • Scotland uses Land and Buildings Transaction Tax (LBTT) instead.
  • Wales uses Land Transaction Tax (LTT) instead.
  • Complex transactions may need specialist advice.

Not covered here: purchases by companies or trusts, shared ownership, linked transactions, purchases of six or more properties, new leases involving rent, and reliefs beyond the choices above. For any of those, speak to HMRC and your solicitor or conveyancer rather than relying on this page.
