What a personal reading weighs
Condition
Two identical floorplans can sit far apart once condition is priced in. Honest condition information — the boiler's age, the roof, what needs work — lets an assessment start from the property you actually have, not the one the street average assumes.
Improvements
An extension, a loft conversion or a new kitchen changes what a buyer is comparing. Works with planning permission and building-regulations certificates behind them carry more weight than works without the paperwork.
Tenure
Freehold and leasehold are different sales. A lease's remaining term, ground rent and service charges shape both the likely buyer and the legal work, so tenure belongs in any careful view of the sale.
Occupancy
An owner-occupied home, a tenanted property and a vacant one each suit different buyers and different timetables. A tenancy in place matters to an investor and to the legal work alike.
Size and layout
An approximate floor area helps set context, but layout does the persuading: the same square footage can live very differently. That is why the size question is optional and never treated as the whole answer.
Local demand
Streets do not move as one market. Who is actually buying nearby — families, first-time buyers, investors — changes which sale route deserves the first conversation.
Comparable evidence
What genuinely similar properties have recently achieved is evidence; a hopeful asking price is not. Like-for-like sales deserve more weight than headline listings.

Is this a formal RICS valuation?
No. It is an estate-agency assessment — a personal view of the likely sale route and next practical step. A formal valuation is a different document, produced by a qualified (RICS) valuer, usually for a lender, tax or legal purpose.
Does preparing the brief commit me to selling?
No. Building and reviewing the brief sends nothing and commits you to nothing. Nothing leaves this page until you choose Email or WhatsApp — and even a sent brief is a request for a personal view, not an instruction to sell.
Is this an automatic estimate?
No. No monetary figure is calculated or displayed on this page. A person reads what you choose to send and replies with a personal view — which is why condition, improvements and your priorities are asked for at all.
What is the direct-investor trade-off?
